Hardwood floor with damaged and lifted planks after water damage. Hardwood floor water damage repair Philadelphia PA

Floors take the worst of almost every water loss, because water runs downhill and soaks in. Whatever the source, a burst pipe, a washer, a toilet, or water in the basement, it ends up on the floor and works its way under the finish flooring and into the subfloor.

We handle floor water damage across Philadelphia, Delaware County, Montgomery County, Bucks County, Chester County, South Jersey, and Northern Delaware: water damaged hardwood floors that have cupped or buckled, water under laminate and vinyl plank, wet subfloors, and soaked carpet and pad. A lot of older homes in this area have original oak floors, and the first question is always whether they can be saved.

The honest answer is that it depends, and the moisture readings decide it, not the look of the floor on day one. We extract the water, measure the moisture in the flooring and the subfloor, dry what can be dried in place with equipment built for floors, remove what cannot, and repair or replace the flooring. That is what our IICRC Certified #70009595 technicians do every day.

Who to Call for Water Damaged Floors

If the floor is wet now, or was wet recently and the boards are moving, call a water damage restoration company before you call a flooring contractor. That is what we are. We get the water out, measure it, and dry the floor and the subfloor.

The order matters. A flooring contractor can sand, refinish, or replace a floor, but not until it is dry, and most do not have the equipment to dry a floor assembly or the meters to prove it. Sand or lay new flooring over a subfloor that is still wet and the new floor cups or lifts.

We handle the drying and the repair, and on most jobs we put the flooring back ourselves. If the source was a pipe or an appliance, a plumber or appliance repair company handles that part. If you are not sure what you need, call (215) 240-2281 and describe what you are seeing. We will tell you.

What It Costs

What Drives the Cost of Floor Water Damage Repair

There is no flat rate for floor water damage repair, and anyone quoting one over the phone is guessing. A tile floor that got wet on top and a hardwood floor that sat on a wet subfloor for a week are not the same job.

What actually moves the number: the flooring type, how many square feet got wet, how long the water sat, whether the subfloor is involved, how many days of drying the readings call for, and how much has to be replaced instead of dried in place.

We do a free on-site inspection and give you an itemized estimate before any work starts. If it is going through insurance, we bill your carrier directly.

What We Handle

Floor Water Damage We Handle

Cupped or Buckled Hardwood

Cupping is when the edges of each board rise above the middle because the bottom of the board took on water. Buckling is when the boards push up off the subfloor altogether. Cupped hardwood often flattens back out with proper drying. Buckled boards usually have to be replaced.

Water Under Laminate or Vinyl Plank

Laminate swells at the seams and does not go back. Vinyl plank holds up to water on top, but water that gets underneath is trapped against the subfloor with nowhere to go. In both cases the planks often have to come up so the subfloor can dry.

Wet Subfloor

Plywood and board subfloors soak up water and hold it under the finish flooring. You usually cannot tell by looking. Soft spots and flooring that keeps lifting are the signs. We check it with moisture meters from above and from below if there is a basement.

Carpet & Pad Soaked

Carpet can sometimes be cleaned and dried if the water was clean and it is caught early. The pad underneath almost always has to be replaced, because it holds water against the subfloor like a sponge. Water with contamination in it means the carpet comes out too.

Why Professional Matters

Don't Risk DIY Restoration

The instinct with a wet floor is to towel it off, run a few fans, and wait to see if the boards settle. The problem is that floor water damage is almost all underneath. Water under hardwood dries out through the top of the boards and pulls them out of shape, water under laminate and vinyl has no way out at all, and a wet subfloor stays wet for weeks with a fan blowing across the surface. Sanding or refinishing a floor that is still wet is the most common mistake we see: the boards finish drying and crown the other way. We measure the moisture in the flooring and the subfloor before and after, dry with equipment that pulls moisture out of the floor assembly, and only repair or refinish when the readings say it is dry. You also get that measurement in writing, which matters if this is going through an insurance claim.

Step By Step

What Happens When We Arrive

1

Make the Area Safe

We confirm the water source is stopped and check for electrical hazards near the floor, including outlets, cords, and anything plugged in. We move or block up furniture so it is not sitting in the wet area.

2

Extract the Water

Standing water and water held in carpet comes out with extraction equipment. The more water comes out at this stage, the less the boards and subfloor have to dry out on their own.

3

Measure the Flooring & Subfloor

We take moisture readings in the boards, the planks, and the subfloor underneath, and map how far the water spread. Those readings decide what can be dried in place and what has to come up.

4

Remove What Cannot Be Dried

Swollen laminate, soaked pad, buckled boards, and flooring trapping water against the subfloor come up. We remove only what the readings show cannot be saved and protect the flooring that can.

5

Dry the Floor Assembly

Air movers, commercial dehumidifiers, and floor drying equipment pull moisture out of the boards and the subfloor, from above and from below where there is access. We return to take readings and adjust until it hits target moisture levels.

6

Repair or Replace the Flooring

Subfloor repair, new flooring where it had to come out, and board replacement where it makes sense. We put the floor back and handle the rebuild rather than handing you off.

Do Not Wait

When Floor Water Damage Is an Emergency

Wet flooring gets harder to save every day it sits. These three mean call now.

There is standing water on hardwood. Solid wood absorbs water from the bottom and the edges. The sooner the water comes out, the better the odds the boards flatten back out instead of buckling.

Water is getting under the flooring. If water ran under laminate, vinyl plank, or into the gaps between boards, it is sitting against the subfloor where a towel cannot reach it.

There is electrical in the wet area. Outlets near the floor, power strips, or cords lying in the water. If you can safely shut power to that area at the panel, do it. If you cannot, stay out of the water and call us.

Any of the three, call (215) 240-2281. We answer 24 hours a day.

Insurance Coverage for Floor Water Damage

Whether water damaged floors are covered comes down to your policy and what caused the water. Sudden and accidental water damage, like a supply line that bursts or an appliance hose that lets go, is the kind of loss most homeowner's policies are written for. Damage that built up slowly from a leak nobody addressed is treated differently by most carriers, and matching undamaged flooring in other rooms depends on the policy. We do not make the coverage decision, but we do document the loss the way an adjuster needs it from the first visit: photographs, moisture readings in the flooring and subfloor, a written scope, and daily drying logs. We work with most major insurance carriers and bill them directly in most cases, so you are not paying out of pocket and waiting to be reimbursed.

Common Questions

Floor Water Damage FAQ

Often, yes, if the water was clean and the floor gets dried properly and soon. Solid hardwood that has cupped can flatten back out as it dries. Boards that have buckled up off the subfloor, split, or sat wet for a long time usually have to be replaced. We measure the moisture in the boards and the subfloor before anyone decides.
Cupping is when the edges of each board sit higher than the middle, because the bottom of the board took on water. Buckling is when the boards push up off the subfloor altogether. Cupping is often reversible with proper drying. Buckling usually means those boards come out.
Not until it is dry. Sanding a cupped floor while it is still wet takes the high edges off, and when the boards finish drying they crown the other way. The floor has to be dried and the readings confirmed first. Then a flooring contractor can decide whether it needs sanding at all.
Laminate that has swelled at the seams does not go back, and it usually has to be replaced. Vinyl plank holds up better to water on top, but water underneath it is trapped against the subfloor. In both cases the planks often come up so the subfloor can be dried, and some can be reinstalled.
You usually cannot tell by looking. Soft spots, a musty smell, or flooring that keeps lifting are signs. We use moisture meters and thermal imaging to check the subfloor under the finish flooring, and from below if there is a basement or crawlspace.
There is no flat price. It depends on the flooring type, how many square feet got wet, how long the water sat, whether the subfloor is involved, and how much has to be replaced instead of dried. We do a free on-site inspection and give you an itemized estimate before any work starts.
If the water came from a sudden and accidental event, like a burst supply line or an appliance hose, most homeowner's policies are written for that kind of loss. Damage from a slow leak that went unaddressed is usually treated differently. We do not make coverage decisions, but we document the loss with moisture readings and photos and bill most major carriers directly.
