Residential room with standing water throughout after a pipe burst. Burst pipe water damage cleanup Philadelphia PA

A burst pipe puts a lot of water into a house in a short time, and most of it does not stay where you can see it. It runs along joists, down inside wall cavities, and under flooring before it shows up as a puddle or a stain somewhere else.

We handle burst pipe water damage across Philadelphia, Delaware County, Montgomery County, Bucks County, Chester County, South Jersey, and Northern Delaware. A lot of these calls come in during the first hard freeze of the winter, when a pipe in an outside wall or an unheated space freezes, splits, and starts leaking once the ice thaws. The rest are supply lines and fittings that simply let go.

The work is the same either way. Get the water out with extraction equipment, not towels. Map how far it spread using moisture meters and thermal imaging, rather than guessing and cutting. Remove what cannot be dried. Dry the framing, subfloor, and wall cavities properly, with readings to prove it. Then repair the drywall, flooring, and finishes. That is what our IICRC Certified #70009595 technicians do every day.

Straight Answer

Who to Call When a Pipe Bursts

Shut off the water first. The main shutoff is usually where the water line comes into the house, often in the basement on the front wall. Then make two calls: a plumber for the pipe, and a water damage restoration company for the water. That second call is us.

What we do not do is the pipe repair. We are not plumbers. A licensed plumber fixes or replaces the pipe that failed. We extract the water, find how far it went, dry the structure, and repair what the water damaged. We work alongside plumbers on most burst pipe jobs and coordinate the order so the drying and the repair are not fighting each other.

The reason that matters: a plumber can fix the pipe in an hour and leave you with soaked walls and floors that nobody measured. Drying and repairing what the water touched is a separate job from fixing what leaked. If you are not sure who to call first, call (215) 240-2281. We will tell you.

What It Costs

What Drives the Cost of Burst Pipe Water Damage Repair

There is no flat rate for burst pipe water damage, and anyone quoting one over the phone is guessing. A supply line that failed under a sink and was shut off right away and a pipe that ran in a ceiling for a day are not the same job.

What actually moves the number: how long the water ran, how many rooms and floors it reached, whether it got into ceilings and wall cavities, whether hardwood or finished flooring got wet, how many days of drying equipment the readings call for, and how much drywall, flooring, and paint has to be rebuilt afterward.

We do a free on-site inspection and give you an itemized estimate before any work starts. If it is going through insurance, we bill your carrier directly.

What We Handle

What Causes a Burst Pipe

Frozen Pipe in an Outside Wall

Pipes that run through exterior walls, crawlspaces, garages, and unheated additions are the first to freeze. Water expands as it freezes, the pipe splits, and nothing happens until it thaws. Then the leak starts inside the wall, and the first sign is often water at the baseboard or a ceiling stain below.

Pipe Burst in the Ceiling

Supply lines and radiator piping run through ceiling cavities between floors. When one bursts, water fills the cavity, soaks the insulation, and comes through light fixtures and seams in the drywall. A bulging ceiling means water is pooling above it. Stay out from under it.

Failed Supply Line

Braided and plastic supply lines to sinks, toilets, and appliances wear out and fail without warning. Because they are under full house pressure, a failed line keeps running until someone shuts off the water, and it can soak a kitchen or bathroom and the room below in the meantime.

Pipe Burst While Away

A pipe that bursts while you are at work, traveling, or in a house that sits empty over the winter can run for hours or days. The scope is bigger, but the house is usually still recoverable. Shut the main, take photos before you move anything, and call us.

Why Professional Matters

Don't Risk DIY Restoration

The instinct with a burst pipe is to mop up what you can see, run fans, and wait for it to dry. The problem is that the water you can see is the smallest part of it. Wall cavities, insulation, subfloor, and the underside of flooring hold water long after the surface feels dry, and with no airflow inside a closed wall, they stay wet. Close it up too soon and you get stains coming back, paint failing, flooring lifting, and a second repair on top of the first. We measure the moisture before and after, dry the structure with equipment that moves air into the cavities, not just across the room, and only rebuild when the readings say it is dry. You also get that measurement in writing, which matters if this is going through an insurance claim.

Step By Step

What Happens When We Arrive

1

Make the Area Safe

We confirm the water is shut off and check for electrical hazards in the wet area, including outlets, light fixtures, and anything plugged in. If a ceiling is holding water, we relieve it in a controlled way instead of letting it come down on its own.

2

Extract the Water

Standing water comes out with extraction equipment, not towels and a shop vac. Getting the bulk of the water out first is what keeps the drying time and the tear-out down.

3

Map How Far It Spread

Water from a burst pipe runs along framing and under flooring, so the wet area is almost always larger than what you can see. We map it with moisture meters and thermal imaging and mark the boundary.

4

Remove What Cannot Be Dried

Saturated insulation, drywall that has lost its strength, and flooring that cannot be saved come out. We cut to clean lines so the rebuild is a straight repair rather than a patchwork, and we protect the contents in the area first.

5

Dry the Walls, Ceilings & Floors

Air movers and commercial dehumidifiers are placed to move air into the wall and ceiling cavities and under the floor, not just across the room. We return to take readings and adjust until the materials hit target moisture levels.

6

Repair the Damage

Drywall, insulation, flooring, trim, and paint. We put the rooms back so the repair is not something you notice, and we handle the whole rebuild rather than handing you off.

Do Not Wait

When a Burst Pipe Is an Emergency

A burst pipe almost always is. These three especially.

You cannot get the water shut off. If you cannot find the main or it will not turn, call us and call your water utility. Every minute it runs adds to what has to come out.

The ceiling is sagging or water is coming through a light fixture. Water has pooled above the drywall. Keep people out of the room, move what you can from underneath it, and do not puncture it, because the whole section can let go at once.

There is electrical in the wet area. Outlets, a panel, a light fixture, or anything plugged in. If you can safely shut power to that circuit at the panel, do it. If you cannot, leave the area and call us.

Any of the three, call (215) 240-2281. We answer 24 hours a day.

Insurance Coverage for Burst Pipe

A pipe that bursts suddenly is the kind of sudden and accidental water damage most homeowner's policies are written for. Some policies treat a freeze in a house that was left unheated or vacant differently, and the plumbing repair itself is usually handled separately from the water damage, so it is worth checking yours. We do not make the coverage decision, but we do document the loss the way an adjuster needs it from the first visit: photographs, moisture readings, a written scope, and daily drying logs. We work with most major insurance carriers and bill them directly in most cases, so you are not paying out of pocket and waiting to be reimbursed.

Common Questions

Burst Pipe FAQ

Shut off the water. The main shutoff is usually where the water line comes into the house, often in the basement near the front wall. If water is near outlets, a panel or anything plugged in, shut power to that area at the panel if you can do it safely. Then call a plumber for the pipe and call us at (215) 240-2281 for the water. We answer 24/7.
No. We are a restoration contractor, not a plumber. A licensed plumber repairs the pipe. We handle everything the water reached: extraction, removing what cannot be dried, drying the walls, ceilings and floors with measured readings, and the repairs afterward. Most burst pipe jobs run alongside a plumber, and we coordinate the order of work.
Open the faucet it feeds so water can move once it thaws, and warm the pipe slowly with a hair dryer or space heater kept a safe distance away. Never use an open flame. Know where your main shutoff is before it thaws, because a frozen pipe often splits and only starts leaking once the ice melts. If it does let go, shut the main and call us.
We measure it. Water from a burst pipe runs along framing, under flooring and down inside walls, so the wet area is almost always larger than what you can see. We use moisture meters and thermal imaging to map it, which decides what has to come out and what can be dried in place.
Usually, yes, though the scope is bigger the longer the water ran. Shut the main as soon as you get in, stay off wet electrical, and take photos before you move anything. We extract the water, map the moisture, remove what cannot be dried, dry the structure and rebuild. The photos and our documentation matter for the claim.
There is no flat price. It depends on how long the water ran, how many rooms and floors it reached, whether it got into ceilings and walls, how many days of drying it takes, and how much drywall and flooring has to be rebuilt. We do a free on-site inspection and give you an itemized estimate before any work starts.
