A wet ceiling is almost never just a wet ceiling. By the time a stain shows up on your drywall, water has usually been running along joists, pipe runs, and the back of the ceiling board for a while, and it has spread further than the mark you can see.

Straight Answer
If water is coming through the ceiling and the drywall is wet, call a water damage restoration company first. That is what we are. We stop the water spreading, find what failed, dry the ceiling and the framing above it, and repair the ceiling afterward.
What we do not do is the repair to the thing that leaked. We are not plumbers and we are not roofers. If the source is a burst supply line or a failed drain, a licensed plumber makes that repair. If it is coming through the roof, a roofer does. We work alongside both on most ceiling leak jobs and coordinate the sequence so the drying and the repair are not fighting each other.
The reason that order matters: a plumber can stop the leak in an hour and leave you with a soaked ceiling cavity that nobody measured. Drying and repairing what the water touched is a separate job from fixing what leaked, and it is the one most people do not know to call about. What It Costs
There is no flat rate for a ceiling leak, and anyone quoting one over the phone is guessing. A stained patch from a one-time overflow and a saturated ceiling from a pipe that ran for two days are not the same job.
What actually moves the number: how much of the ceiling got wet, how long the water sat before anyone caught it, whether the insulation and framing above are saturated, how many days of drying equipment the readings call for, and how much drywall, texture, and paint has to be rebuilt afterward. Water from a clean supply line is a different scope than water that came through a bathroom floor.

The most common ceiling leak we see. A failed toilet wax ring, a shower pan or tile grout that is no longer watertight, or a tub overflow sends water straight into the ceiling below. These leak a little at a time, which is why the ceiling stain shows up long before anyone notices a problem upstairs.
Supply lines, drain lines, and radiator piping all run through ceiling cavities. A burst line dumps water fast and is usually obvious. A pinhole leak or a weeping joint can soak framing for weeks before you see anything on the drywall below.
Failed flashing, lifted shingles, an ice dam, or storm damage lets water into the attic, where it runs along framing and drops onto the top of the ceiling. Roof-driven ceiling leaks often show up several feet from the actual roof opening, and they tend to reappear with every heavy rain.
A brown or yellow ring that keeps getting bigger means the leak is still active, not that it happened once and dried. A stain that stops growing still means water got in and the cavity above it may still be wet. Either way, the moisture reading is what settles it.
A bulge means water has pooled on top of the drywall and the board has lost its strength. Wet drywall carries that weight until it suddenly does not. Stay out from under it, do not puncture it to drain the water, and call us.
Air handlers in attics and above ceilings drain condensate through a line that clogs with algae and sludge. When it backs up, the pan overflows onto the ceiling below. This is a summer call almost every time, and it is easy to mistake for a roof leak.
Why Professional Matters
The instinct with a ceiling leak is to cut out the stained drywall, let it air out for a few days, and patch it. The problem is that the stain marks where water came out, not where it went. Insulation above a ceiling holds water long after the drywall face feels dry, and wet framing dries slowly with no airflow above it. Patch over a cavity that is still wet and you get the stain back, the paint failing again, and a second repair on top of the first one. We measure the moisture before and after, dry the cavity with equipment that actually moves the air up there, and only close the ceiling back up when the readings say it is dry. You also get that measurement in writing, which matters if this is going through an insurance claim.

We check for electrical hazards in the wet area first, including light fixtures, fans, and any junction boxes in the ceiling. If the ceiling is holding water, we relieve it in a controlled way instead of letting it come down on its own.
We trace the water back with moisture meters and thermal imaging so we open the smallest hole that answers the question. You get a straight answer about whether it is plumbing, the roof, an appliance, or HVAC, and what trade you need for that repair.
Water runs along joists, so the wet area inside the ceiling is almost always larger than the stain. We map it and mark the boundary, which is what decides how much ceiling has to come out and how much can simply be dried.
Saturated insulation and drywall that has lost its integrity come out. We cut to clean lines so the rebuild is a straight repair rather than a patchwork, and we protect the floors and contents below before anything opens up.
Air movers and commercial dehumidifiers are placed to move air through the cavity above, not just across the room. We return to take readings and adjust until the framing and remaining materials hit target moisture levels.

Do Not Wait
Most ceiling leaks can wait until morning. These three cannot.
The ceiling is sagging or bulging. Water has pooled on top of the drywall and the board is holding weight it was never meant to hold. Keep people and pets out of the room, move furniture out from under it, and do not puncture it to drain the water, because the whole section can let go at once.
Water is actively dripping or running. A leak that is still flowing is still spreading, and every hour adds to how much framing, insulation, and drywall has to come out. If you can find the shutoff for that fixture or the main, turn it off.
There is electrical in the wet area. A light fixture, a ceiling fan, a smoke detector, or any junction box in the leak path. If you can safely shut power to that circuit at the panel, do it, and do not touch the fixture. If you cannot do it safely, leave the room and call us.
