“I called this company a few days ago with a water problem. They came right out to assess the damage. They were so kind and understanding, and went a long way to help me understand the problem. I couldn't ask for better people. Even helped me with my insurance claim. Spot on time every time they had to come to my home. Extremely pleased.”

Appliance and fixture leaks are the most ordinary water damage there is, and that is why they get underestimated. A toilet overflow, a washing machine hose that splits, or a dishwasher that leaks under the cabinets looks like a mess to mop up. The part you do not see is the water that ran under the flooring, into the cabinet base, and through the floor into the ceiling below.
We handle appliance and fixture leak water damage across Philadelphia, Delaware County, Montgomery County, Bucks County, Chester County, South Jersey, and Northern Delaware: toilet overflows, washing machine floods, dishwasher leaks, water heater leaks that flood the basement, leaks under the sink, refrigerator water line leaks, and bathtub overflows.
To be plain about what we do: we clean up and dry the water damage. We do not repair the appliance. A plumber or an appliance repair company fixes or replaces the washer, the water heater, or the line. We extract the water, map how far it spread with moisture meters and thermal imaging, remove what cannot be dried, dry the subfloor, cabinets, and walls properly, and repair them. That is what our IICRC Certified #70009595 technicians do every day.

Straight Answer
Who to Call for an Appliance Leak
If the floor, the cabinets, or the ceiling below are wet, call a water damage restoration company. That is what we are. We extract the water, find how far it went, dry it, and repair it.
What we do not do is fix the appliance. We are not an appliance repair company and we are not plumbers. A washing machine, dishwasher, refrigerator, or water heater gets repaired or replaced by an appliance repair company or a plumber. A toilet or a leak under the sink is a plumber. We work around whoever is doing that repair.
The reason to call both: replacing a washer hose or a water heater stops the leak but does nothing about the water already under your flooring and inside the cabinet base. Drying and repairing what the water touched is a separate job from fixing what leaked. If you are not sure which of us you need, call (215) 240-2281 and describe what you are seeing. We will tell you.
What It Costs
What Drives the Cost of Appliance Leak Water Damage Repair
There is no flat rate for appliance leak water damage, and anyone quoting one over the phone is guessing. A toilet overflow on a tile floor caught right away and a refrigerator line that leaked under hardwood for a month are not the same job.
What actually moves the number: how much water came out, how long it ran or sat, whether it went under cabinets and flooring, whether it came through to a ceiling below, what kind of water it was, how many days of drying the readings call for, and how much flooring, cabinetry, and drywall has to be rebuilt afterward.
We do a free on-site inspection and give you an itemized estimate before any work starts. If it is going through insurance, we bill your carrier directly.
See typical water damage restoration costsWhat We Handle
Appliance & Fixture Leaks We Clean Up
Toilet Overflow
A clogged toilet that keeps running, or a fill valve that sticks, sends water across the bathroom floor, under the toilet, and into the subfloor. Upstairs, it shows up as a stain on the ceiling below. Overflow with waste in it is a sewage cleanup, not a clean water job.
Washing Machine Overflow
Split supply hoses, a failed inlet valve, or a drain hose that pops out of the standpipe can put a lot of water on the laundry room floor in one cycle. Washer water is gray water, and a second floor laundry sends it straight into the ceiling below.
Dishwasher Leak
Dishwashers leak from the door seal, the supply line, or the drain connection, and most of it goes under the unit where nobody sees it. The first sign is often lifting flooring in front of the dishwasher or a swollen cabinet base next to it.
Water Heater Leak
A tank that rusts through or a relief valve that lets go can flood a basement, and a tank keeps dripping even after the supply is off. Shut the cold water supply to the tank and its power or gas, then call a plumber for the tank and us for the basement.
Leak Under the Sink
A loose drain connection, a worn supply line, or a failed shutoff valve under a kitchen or bathroom sink drips into the cabinet for weeks. By the time anyone opens the cabinet, the base and the subfloor under it are often soaked.
Refrigerator Water Line Leak
The small plastic or copper line that feeds the ice maker and water dispenser cracks or comes loose behind the refrigerator. It leaks slowly under the flooring, and the first sign is often cupped hardwood or a soft spot in front of the fridge.
Bathtub Overflow
A tub left running, or an overflow drain gasket that has failed, sends water over the edge and down behind the tub. It soaks the subfloor and comes through the ceiling below, often at the light fixture.
Why Professional Matters
Don't Risk DIY Restoration
The instinct with an appliance leak is to towel up the floor, run a fan, and get the appliance fixed. The problem is that the water you mopped up is the part that did not soak in. Water under vinyl, laminate, and hardwood sits against the subfloor. Water under a dishwasher or sink soaks the cabinet base from below. Water on a second floor goes through to the ceiling underneath. None of that dries with a fan pointed at the floor. We measure the moisture before and after, pull the toe kick or the flooring where the readings say we have to, dry the cavity with equipment that moves air under and behind, and only rebuild when the readings say it is dry. You also get that measurement in writing, which matters if this is going through an insurance claim.

Step By Step
What Happens When We Arrive
Make the Area Safe
We confirm the water to the appliance or fixture is shut off and check for electrical hazards, including the appliance itself, outlets near the floor, and any light fixture in a ceiling below.
Extract the Water
Standing water comes out with extraction equipment. If the water was gray water from a washer or dishwasher, or had waste in it from a toilet, we treat the scope accordingly.
Map How Far It Spread
Water runs under flooring, into cabinet bases, and through to the floor below. We map it with moisture meters and thermal imaging so we open only what the readings say we need to.
Remove What Cannot Be Dried
Swollen cabinet bases, laminate that has lifted at the seams, saturated pad, and drywall that has lost its strength come out. We cut to clean lines and protect the contents and finishes around the area.
Dry the Subfloor, Cabinets & Walls
Air movers and commercial dehumidifiers are placed to move air under the flooring, behind the cabinets, and into the wall or ceiling cavity. We return to take readings and adjust until the materials hit target moisture levels.
Repair the Damage
Subfloor, flooring, cabinet bases, drywall, and paint. We put the room back and handle the whole rebuild rather than handing you off. The appliance repair itself is done by a plumber or appliance repair company.
Do Not Wait
When an Appliance Leak Is an Emergency
A small leak you caught right away can wait until morning. These three cannot.
It is still running. If you cannot shut off the valve behind the appliance or under the fixture, shut the main. A washer or supply line under house pressure keeps going until someone stops it.
It went through to the floor below. Water from an upstairs toilet, tub, or laundry that is coming through a ceiling has already soaked the subfloor and the ceiling cavity. If the ceiling is sagging, keep people out from under it and do not puncture it.
There is electrical in the wet area. The appliance itself, outlets near the floor, or a light fixture below. If you can safely shut power to that circuit at the panel, do it. If you cannot, leave the area and call us.
Any of the three, call (215) 240-2281. We answer 24 hours a day.

Insurance Coverage for Appliance Leak
Whether an appliance leak is covered comes down to your policy and what happened. Sudden and accidental water damage, like a washer hose that splits or a water heater that lets go, is the kind of loss most homeowner's policies are written for. The appliance itself, and damage that built up slowly from a leak nobody addressed, are treated differently by most carriers. We do not make the coverage decision, but we do document the loss the way an adjuster needs it from the first visit: photographs, moisture readings, a written scope, and daily drying logs. We work with most major insurance carriers and bill them directly in most cases, so you are not paying out of pocket and waiting to be reimbursed.
