Water-stained ceiling and walls with peeling paint from a winter leak. Ice dam water damage repair Philadelphia PA

Water coming through the ceiling in the middle of winter, when it has not rained, is almost always an ice dam. Heat from the house melts snow on the roof, the melt water runs down to the cold edge of the roof and refreezes, and the ice builds into a ridge. The next round of melt water backs up behind it, works under the shingles, and comes into the house.

We handle ice dam water damage across Philadelphia, Delaware County, Montgomery County, Bucks County, Chester County, South Jersey, and Northern Delaware. The call usually comes in after a stretch of snow and a few days of sun: a stain at the edge of a ceiling along an exterior wall, water running down the inside of a wall, or a drip at a window head on the top floor.

To be plain about what we do: we handle the water damage inside the house. We do not do roofing, and we do not remove the ice. A roofer handles the roof. We map how far the water spread with moisture meters and thermal imaging, remove wet insulation and drywall that cannot be dried, dry the ceiling and wall cavities, and repair them. That is what our IICRC Certified #70009595 technicians do every day.

Straight Answer

Who to Call for an Ice Dam Leak

Two calls. A roofer for the roof, and a water damage restoration company for the inside of the house. That second call is us.

What we do not do is the roofing. We do not remove ice from the roof, and we do not repair shingles, flashing, or gutters. A roofer handles that, and the fixes that stop ice dams coming back are on the roof and in the attic. We handle what the water did inside: the wet insulation, the ceiling, and the walls.

The reason both matter: getting the ice off the roof stops new water coming in, but it does nothing about what already soaked into the insulation and the wall cavity. Drying and repairing that is a separate job, and it is the one most people do not know to call about. If you are not sure what you need, call (215) 240-2281 and describe what you are seeing. We will tell you.

What It Costs

What Drives the Cost of Ice Dam Water Damage Repair

There is no flat rate for ice dam water damage, and anyone quoting one over the phone is guessing. A small stain at one corner of a bedroom ceiling and water running down the inside of three exterior walls are not the same job.

What actually moves the number: how much of the ceiling and walls got wet, how many thaws the water came through before anyone caught it, whether the insulation above has to come out, how many days of drying the readings call for, and how much drywall, texture, and paint has to be rebuilt afterward.

We do a free on-site inspection and give you an itemized estimate before any work starts. If it is going through insurance, we bill your carrier directly.

What We Handle

How Ice Dam Water Gets Into the House

Ice Dam Backing Water Under the Shingles

Shingles shed water running downhill. They are not built to hold back standing water. When an ice dam forms at the eaves, the melt water pools behind it, works up under the shingles, and drips onto the top of the wall and the attic insulation along the edge of the house.

Leak at the Top of an Exterior Wall

Ice dam water usually comes in right where the roof meets the wall. It runs down inside the wall cavity, so it shows up as a wet spot near the top of the wall, peeling paint at a window head, or water at the baseboard of a top floor room.

Stain Spreading From the Ceiling Edge

A brown stain that starts at the ceiling edge along an outside wall and spreads inward is the classic ice dam sign. It grows with every thaw, and the insulation above it can stay wet long after the drywall face looks dry.

Why Professional Matters

Don't Risk DIY Restoration

The instinct with an ice dam leak is to wait for the thaw, let it dry, and paint over the stain in the spring. The problem is that the stain marks where water came out, not where it went. Wet insulation along the eaves holds water for weeks. Water inside an exterior wall has no airflow to dry it. Paint over a cavity that is still wet and the stain comes back, the paint fails again, and you start the next winter with a wet wall. We measure the moisture before and after, dry the ceiling and wall cavities with equipment that actually moves air in there, and only close it up when the readings say it is dry. You also get that measurement in writing, which matters if this is going through an insurance claim.

Step By Step

What Happens When We Arrive

1

Make the Area Safe

We check for electrical hazards in the wet area first, including light fixtures, outlets on exterior walls, and smoke detectors. If a ceiling is holding water, we relieve it in a controlled way instead of letting it come down on its own.

2

Confirm Where the Water Is Coming In

We trace the water with moisture meters and thermal imaging to confirm it is coming from the roof edge and not a pipe in the wall. You get a straight answer, and if it is the roof, you know to call a roofer for that part.

3

Map How Far It Spread

Ice dam water runs down inside walls and across the top of the ceiling, so the wet area is usually larger than the stain. We map it and mark the boundary, which decides what comes out and what can be dried.

4

Remove What Cannot Be Dried

Saturated insulation and drywall that has lost its strength come out. We cut to clean lines so the rebuild is a straight repair, and we protect the floors and contents below first.

5

Dry the Ceiling & Wall Cavities

Air movers and commercial dehumidifiers are placed to move air through the ceiling and wall cavities, not just across the room. We return to take readings and adjust until the framing and remaining materials hit target moisture levels.

6

Repair the Ceiling & Walls

Insulation, drywall, taping, texture, and paint. We put the rooms back so the repair is not something you notice, and we handle the whole interior rebuild rather than handing you off.

Do Not Wait

When an Ice Dam Leak Is an Emergency

A small stain that is not growing can wait until morning. These three cannot.

The ceiling is sagging or bulging. Water has pooled on top of the drywall. Keep people and pets out of the room, move furniture out from under it, and do not puncture it, because the whole section can let go at once.

Water is actively dripping or running down the wall. A leak that is still flowing is still spreading inside the wall and across the ceiling. Put down containers and towels and move what you can away from the wall.

There is electrical in the wet area. A light fixture, an outlet on the exterior wall, or a smoke detector in the leak path. If you can safely shut power to that circuit at the panel, do it, and do not touch the fixture.

Any of the three, call (215) 240-2281. We answer 24 hours a day.

Insurance Coverage for Ice Dam

Many homeowner's policies cover the interior water damage from an ice dam, and treat the roof itself separately. Whether yours does comes down to the policy, so it is worth checking. We do not make the coverage decision, but we do document the loss the way an adjuster needs it from the first visit: photographs, moisture readings, a written scope, and daily drying logs. We work with most major insurance carriers and bill them directly in most cases, so you are not paying out of pocket and waiting to be reimbursed.

Common Questions

Ice Dam FAQ

A ridge of ice that forms at the edge of the roof. Heat from the house melts snow higher up, the water runs down to the colder eaves and refreezes, and the ice builds up. Melt water then backs up behind it, works under the shingles and comes into the house, usually at the top of an exterior wall or the edge of a ceiling.
No. We are not roofers. A roofer handles the ice and any roof repair. We handle the water damage inside the house: finding how far the water spread, drying the ceiling, walls and insulation, and repairing the drywall and paint. We work alongside roofers on most ice dam jobs.
Get it measured. A stain at the ceiling edge or the top of a wall is where the water came out, not how far it went. Insulation in the attic and the top of the wall cavity can hold water well after the drywall looks dry. We check with moisture meters and thermal imaging and tell you what the readings say.
It can, because the conditions that cause ice dams come back every winter. The fixes are on the roof and in the attic, which is roofer and insulation work, not ours. What we can do is make sure the water damage from this one is fully dried and repaired, so you are not carrying a wet wall into the next one.
If it is actively dripping, the ceiling is sagging, or water is near a light fixture or outlet, yes. Move what you can, put a container under the drip, keep people out from under a sagging ceiling, and shut power to that circuit at the panel if you can do it safely. Then call us at (215) 240-2281.
There is no flat price. It depends on how much of the ceiling and wall got wet, whether insulation has to come out, how many days of drying the readings call for, and how much drywall, texture and paint has to be rebuilt. We do a free on-site inspection and give you an itemized estimate before any work starts.
